How Much Does an EPC Cost in 2026?

Short answer: most homes in England pay somewhere between £35 and £150 for an Energy Performance Certificate. In the South East, which includes Milton Keynes, most people pay between £70 and £110. Where you land in that range depends on the size of your home, where you live and who you book.

Typical EPC prices by home size
Most assessors price by the number of bedrooms, because a bigger home takes longer to measure and record. As a rough national guide:
- 1 bed flat: from about £35 to £80
- 2–3 bed house: about £60 to £110
- 4 bed house: about £80 to £130
- 5 bed or larger: up to about £150, sometimes more for large or unusual homes
Prices in London and the South East tend to sit at the higher end. Rural homes can also cost a little more if the assessor has a long way to travel.
What changes the price
Size and layout
The assessor measures every room and records the walls, roof, windows, heating and hot water. A home with extensions, a loft conversion or several heating systems simply takes longer.
Where you live
Local assessors don't usually charge for travel within their normal area. Book someone from further away and the price may go up, or the visit may take longer to arrange.
Who you book through
You can book an EPC directly with an assessor, through a local firm, through your estate agent or letting agent, or through a national booking site. Agents and booking sites often add their own margin, and some national sites pass the job to whichever assessor is cheapest on the day.
How quickly you need it
Most EPCs are lodged within a couple of days. If you need a certificate urgently, some assessors charge extra for a same-day or next-day visit.

Why the cheapest EPC isn't always the best
Every accredited assessor follows the same national method, so in theory the same home should get the same rating whoever visits. In practice, the result depends on how carefully the assessor records what is there.
A rushed visit can miss things that would improve your rating, such as loft insulation that isn't visible from the hatch, cavity wall insulation that was added years ago, or heating controls. If you have paperwork for improvements you have made, have it ready, and choose an assessor who will take the time to look at it.
This matters most for landlords. Rental homes in England must reach EPC C by 1 October 2030, so a home that is wrongly rated D could mean paying for work you don't need. You can read more in our guide for landlords.
What's included in the price
With any accredited assessor, the price should include:
- the visit itself, usually 45 to 60 minutes for a typical home
- the certificate being lodged on the government's EPC register
- a copy of the certificate and its recommendations
Check whether the quote includes VAT, and whether there is a charge for travel or for a weekend visit.

Do you need a new EPC at all?
Before you pay for one, check the government's EPC register. EPCs are valid for 10 years, so your home may already have one you can use. It's worth getting a new certificate if you have made improvements since the last one, such as insulation, a new boiler or solar panels, because the new rating should reflect them.
