When does a property need a rewire?

  • Property over 25-30 years old with original wiring
  • Rubber, lead-sheathed or fabric-covered cables
  • No earthing on sockets (round-pin or 3-pin without an earth pin)
  • Buying an older property with no documented rewire history
  • Failing EICR with multiple C1/C2 codes
  • Doing a major extension or renovation — easier to rewire while walls are open
  • Persistent tripping, unexplained faults, burning smells

Full rewire

A full rewire replaces every cable in the property back to the consumer unit. Typical scope:

  • All cables replaced — lighting, ring mains, dedicated circuits (cooker, shower, electric heating)
  • Consumer unit upgrade with full RCBO protection
  • New sockets, switches and light fittings if required (or reuse existing on request)
  • Smoke alarm interlinking to current standards
  • Two visits typically — first fix (cables in walls before plastering) and second fix (accessories fitted after plastering)
  • Building Control notification under Part P
  • EICR provided on completion

Partial rewire

Sometimes only part of the property needs rewiring — kitchen, bathroom, an extension, or specific circuits flagged on an EICR. We assess honestly:

  • If the main wiring is sound and only certain circuits are problem children, partial rewire is far cheaper
  • Common partial scope: kitchen circuit + bathroom + cooker + shower
  • Extension wiring tied into existing consumer unit
  • Each rewired circuit gets a new EICR section

We'll tell you straight if the whole property needs doing or if you can save money with a targeted partial rewire.

What to expect

Timeline:

  • 2-bed flat: 2-3 days
  • 3-bed house: 3-5 days
  • 4-5 bed house: 5-8 days
  • Larger or listed properties: quoted individually

Disruption: first-fix involves chasing cables into walls and lifting some floorboards. We try to use existing routes where possible, but a degree of plaster repair is normal. Plaster making-good and redecoration is the client's responsibility — we leave a clean tidy site, you arrange a plasterer. Some clients combine a rewire with a planned redecoration to keep costs and disruption together.

Inspection: full electrical test at completion, EICR provided, all certificates handed over.

Combined with solar / battery / EV

If you're planning a rewire and also want solar, a battery or an EV charger, doing them in the same disruptive period saves time, money and mess. We can plan the wiring layout to include:

  • Dedicated circuit for the EV charger
  • Cable route from roof to inverter location
  • Battery cable run to the planned battery cabinet location
  • Smart home pre-wiring (CAT6 to key locations)

One project, one set of disruption, one final certification.

Frequently Asked Questions

How much does it cost to rewire a 3-bed house in Milton Keynes?
From £3,500 for a typical 3-bed, including consumer unit upgrade, EICR and EIC. Final price depends on access, accessory choices and whether the consumer unit needs upgrading further.
How long does a rewire take?
2-bed: 2-3 days. 3-bed: 3-5 days. 4-bed: 5-8 days. Includes both first-fix (cabling) and second-fix (accessories) phases.
Do I have to move out during a rewire?
Not always — many clients live around the work. Power is off in chunks of the house at a time. If you're sensitive to dust and disruption, staying elsewhere for the noisiest 2-3 days is often easier.
Will I need a plasterer?
Yes, normally. Chasing cables into walls leaves plaster damage that needs making good. We don't do plastering — you'd arrange a plasterer afterwards (or as part of a planned redecoration).
Can I rewire just part of the house?
Yes — partial rewires are very common, especially kitchens, bathrooms or extensions. We'll assess honestly and tell you if the rest can stay or whether the whole job is worth doing together.
Do you do the consumer unit upgrade as part of the rewire?
Yes — included as standard in every full rewire. No separate quote needed.
