More than 4,500 homes in MK16, phased over years — which means whether yours comes with solar is a matter of timing.

What is being built
Berkeley's St Joseph is delivering more than 4,500 homes at Eastbrook Village in MK16, phased over years rather than arriving at once.
The first phase
194 homes, a mix of one and two-bedroom apartments and two to five-bedroom houses, expected to complete between November 2026 and November 2027. Prices started from around £260,000.
The later phases
Run well beyond the first, and are where the picture changes. Anything starting construction after 24 March 2027 falls under the Future Homes Standard and must have solar. Plots begun before it may not.
The wider scheme
Future phases are planned to include three primary schools, a secondary school, a health centre and a convenience store — a village rather than an estate.
The question worth asking before you complete
It comes down to one thing: which side of March 2027 did your plot start?
Started before the standard
Solar is optional. Some plots will have it, some will not, and where it is fitted it is usually sized to satisfy a calculation rather than your household. Worth asking for the kWp figure, not just whether it is included.
Started after the standard
Solar is mandatory, at an output equivalent to 40% of the ground-floor area. That is a floor, not an optimum — on a three-bed it is a modest array, frequently smaller than the roof would take.
Storage either way
The standard mandates generation, not storage. A battery is where most of the saving comes from once you are exporting midday surplus you could have used in the evening.
Check which slope it is on
A developer array usually takes the best roof. What is left for a later expansion is worth knowing before you exchange, not after.
Ask about the MCS certificate
You need it in your name to register for export payments. On new builds it is sometimes issued to the developer and never transferred.
Ask about the DNO notification
And whether an export limit has been applied. A limited connection caps what you can earn from a future battery.
Adding to a new build at Eastbrook
Retrofitting a home that is barely a year old is the easiest work we do. The roof is new, the tiles are consistent, the scaffold is straightforward, and there is no question about whether the structure will take it.
Two jobs come up most often on new estates. Adding battery storage to a developer array that has none, which is usually where the numbers move. And expanding an undersized array where roof space allows, which needs the existing inverter checked for headroom first.
